It is part of the Rutland-Southfield-Easton Metropolitan Statistical Area. The town was founded in 1777 by John Adams and James Montresor as a small agricultural community on the north side of Rutland Lake near present-day Southfield. The original land grant for the town was 2 square miles (5 km²). By 1800, there were only sixty residents in Rutland. In 1814, the town obtained federal recognition as a village and began to build its first public buildings: a schoolhouse and meeting house. In 1827, it annexed neighboring towns of Easton and Whitehall. Development in Rutland accelerated during the 1830s due to heavy demand for goods brought into New England by farmers following construction of the Erie Canal through Rutland County. Roads were built leading to and from Rutland from 1833 onward; these roads helped augment trade within the village while also providing easy access to larger markets outside of Vermont for local businesses. In 1860, when Iowa became a state, Rutland voted to secede from Vermont; however, this decision was reversed two years later when Nebraska became a statehood territory subject to Vermont laws. In 1870–71, locals pooled their money seeking capital investments that would help them set up mills around what is now downtown Rutland; these operations created over 1 million jobs throughout much of northeasternVT during their heyday between 1870 and 1940%. Today's downtown area remains strong with numerous restaurants and shops serving residents who are largely retirees or students living on campus at nearby academic institutions such as University College or Colby College
