Polk became President of the United States and named Dayton as his temporary capital because he wanted to move Washington's residence from Philadelphia to take advantage of its strategic location on the east side of the Great Lakes region. It was during Polk's presidency that General Andrew Johnson founded The University of Dayton which became one of America's leading research institutions. In 1836, John Atherton purchased 640 acres (253 ha) southeast of present-day downtown Dayton from Nicholas Pevsner for $5,000 with plans to establish an agricultural college/research station on it. He named it "Atherton College", but never got around to building it until 1840 when he sold it to Benjamin Goodrich for $10,000 more than he had paid for it two years earlier. Goodrich donated land across Third Street from his old mill site so that Atherton could build a new college campus adjacent thereto – this also served as Atherton's initial retail district today known as Old Main Mall . Goodrich's gift also included land along Beaver Creek for residential development that continues into today's University District .
