In 1886, John Atwater began buying land along Newark Bay and developing it into what is now known as Perth Amboy waterfront development. This area became home to many of the first coffeehouses in America, including The Dutchman Coffee House and Java Junction Café.

Perth Amboy is located on the southern shore of Long Island within the New York metropolitan area and it is bordered by Neptune Beach to the north and Atlantic City to the east. The first settlers in Perth Amboy were Nicholas de Buytenghem and his wife Agnes (née Vaux) who arrived in 1664 from Holland. They raised a family of six children under their own roof before moving out around 1672. Andrew Fenton, also from Holland, settled in Perth Amboy about 1712-1713; he had two sons with his first wife Susanna (née Cartwright). In 1714 Nicholas de Buytenghem married Mary Wetherill whose father owned land near what is now Neptune Beach. The couple had eight children: four girls and four boys including John Wetherill who became an insurance agent and politician in Monmouth County. "John's baptismal record has been lost but many other records survive which confirm that he was baptized on October 27th [1692] at St Peters Churchyard adjacent to the Fortifications." - From "New Netherland History", Volume VII (1907), page 389 He served as Deputy Lieutenant for Monmouth County during George Washington's presidency! Sir John Pennington bought 116 acres of land at what is now Neptune Beachfront Township on December 7th, 1803 for $2 per acre from Nicholas de Buytenghem one of John Pennington's heirs. This purchase made Perth Amboy its final settlement after being scattered among numerous locations throughout Monmouth County over time due to multiple ownership changes or litigation associated with conflicts between developers or investors interested in developing specific areas of town waterfront properties reefing along Long Island Sound or inland waterside waterfront properties extending inland into Sussex Counties or even beyond! By 1833 Sir John Pennington had purchased all remaining lands within present day Neptune Beachfront Township save 3 & 4 acres located at what are currently known as State Street & Sandy Hook Avenue just offshore from Point Pleasant Hospital Lighthouse today’s site of Springwood Place Shopping Center! At this point however only 2/3rds of present day township boundaries remained unincorporated territory following various boundary alterations through various civil actions brought by claimants’ represented by attorneys general etcetera resulting largely from political subdivisions created through amendment efforts during late 19th century promotional efforts spurred by expanding railroads development plans." - From "A History Of Perth Amboy," prepared for Preservation Trusts Inc., 2000 After much debate between residents and trustees over how best to develop such an unsullied coastal community situated on Long Island Sound facing open ocean upon which salt water levels reaching depths exceeding 20 feet could be expected occasional floods occurred causing extensive damage until a new pumping station capable of restoring water levels within minutes was constructed alongLong Island Sound beaches beginning operations July 1st 1915 ." - Ibid It should not come as too much surprise then that when largescale redevelopment proposals began emerging during the 1970s some members of local government felt obliged to partake including becoming directors/owners thereof while others chose instead to retire citing numerous reasons such as expanding medical care opportunities or joining forces with other municipalities experiencing similar growth prospects across the country facilitated by Interstate 95 construction decisions making Perth Amboys location ideal for both commuters commuting into Manhattan via Penn Station as well as weekenders seeking easy access to several major beach towns without havingTo drive comprehensive distances any further westward." - Ibid
